The Town of Fuquay-Varina is currently updating the 2035 Community Vision Land Use Plan, a document that identifies the community’s vision for future growth and development over a 20-year horizon. The current plan was adopted in 2017, and since that time, the Town has experienced growth, adding five new residents every day. The updated 2040 Community Vision Land Use Plan builds upon the vision, guiding principles, and recommendations of the current plan and provides more focus and clarity regarding the community’s expectations for the character, quality, and mix of development in the Town’s planning jurisdiction.
Overarching Concepts of the 2040 Plan:
Balance the ratio of residential and non-residential uses by increasing opportunities for the future development of non-residential uses.
Provide quality housing choices.
Support compatible development with appropriate site transitions.
Create comprehensive, connected, and continuous open spaces.
Key Enhancements of the 2040 Plan:
Update the land use categories/designations, called “Character Area Typologies.”
Provide updated demographic information and high-level market forecast data.
Provide illustrations and examples of site development patterns.
Connect the dots between the Land Use Plan and Zoning with the Character Area Typologies.
Show which types of buildings belong in each Character Area with the Building Typology Crosswalk.
Prioritize Town Infrastructure Investments with the Priority Investment Areas Map and policies.
The public had the opportunity to weigh in on the plan in April and May through the Town’s Let’s Talk FV community engagement site. The Town Board will consider the adoption of the Community Land Use Plan in June after a public hearing.
